We are interested in discussing deals that meet the following parameters:
- • Purchase Price: $1 Million more
• No limit on value, but typically stay under $15 million • Cap Rate: 7.5% or higher (actual) • At least 150 bps increase between actual and pro forma cap • Value-add or distressed apartments, retail,mini storage,and industrial • Mismanaged or under performing assets preferred • Growing and Stable markets with strong fundamentals • B Assets in B to A locations • Low vacancy and rents with upside ok

We work with many agents and brokers from all companies and we believe in full outside broker cooperation. Our goal is to provide the best opportunities to our private equity investor network. Period. We take pro-forma analysis into consideration but we underwrite our opportunities to investors based on actual data and realistic and conservative assumptions.
